Small Detached Buildings

The following are exempt from building regulation:

Single storey building provided that:

• floor area 30 square metres or less & contains no sleeping accommodation
• no point less than 1 metre from boundary of its curtilage
• constructed substantially of non-combustible material

Building designed for/intended to shelter people from effects of nuclear/chemical/conventional weapons, not used for any other purpose, if

• floor area 30 square metres or less
• excavation no closer to any exposed part of another building/structure than a distance equal to depth of excavation plus one metre.

Detached building provided that

• floor area 15 square metres or less
• contains no sleeping accommodation
