Full Plans Application

ADVANTAGES

• plans checked carefully against Building Regulations standards by Council Building Control officers
• problems identified before work begins
• only approx. 25% of fee payable on application

DISADVANTAGES

• plans need to be very detailed - so designer/architect most likely needed
• extra time needed for approval before work begins

WHAT IS NEEDED?

• 2 copies of detailed drawings of proposed building work, (4 copies, if work relates to building covered by fire safety legislation*), to be drawn to scale of not less than 1:100.
• 2 copies of a site or location plan drawn to a scale of not less than 1:1250 which shows the proposal, site boundaries, and the position of public sewers.
• 2 (or 4) copies of any specification which accompanies the drawings.
• 2 copies of structural design and calculations.

*fire safety drawings must be included showing: fire resistance; compartmentation; fire detection and alarms; emergency lighting; means of escape and signage.
