Building Notice Submission

N.B.: A Building Notice may NOT be used for any of the following:-

  • most commercial, industrial and retail premises, which come under fire safety regulations.
  •  any houses fronting onto private streets (this excludes most new houses) any building that is over or within 3 metres of a public sewer.

Building Notices are most suited to small domestic works but can be used for new houses or extensions. No formal decisions are issued but your Building Notice will be acknowledged.

Advantages

  • Plans may not be required - so designer/architect not needed
  • Work may begin 48 hours after Notice submitted.

Disadvantages

  • You are responsible for ensuring compliance with Regulations, in all respects.
  • Non-compliance will be discovered only during inspection(s), thus, putting things right, may be difficult and expensive.
  • If you have no plans, subsequent problems may be hard to resolve, e.g. if your built measurements are incorrect, maybe your kitchen units will not fit.
  • Total fee payable on submission of Notice
  • Local authority not required to issue a completion certificate under the building notice procedure.
  • Because no full plans are produced it is not possible to ask for a determination, if your local authority says your work does not comply with the Building Regulations.

What is needed?

  • A completed Building Notice form
    The appropriate fee, (Click here for fee tables), and estimate if required.
  • If the proposal is for a new building or extension to a site, a plan to a scale of not less than 1:1250 showing: location; boundaries of site; drainage and any public sewers
