Policy H7: Infill Villages

Infill developments of one or two dwellings and, exceptionally, small groups of dwellings, will be allowed on suitable sites within the development boundaries of the following settlements:

Babbinswood
Dovaston
Maesbrook
Porthywaen
Selattyn
St. Martins Moor

All developments must satisfy policies H4 and H16.

3.93 The Local Plan is designed to provide flexibility and choice in housing development, and therefore this policy indicates a range of smaller settlements where infill development can take place on suitable sites.

3.94 Within the development boundaries shown on the Inset Maps, infill developments defined as 'one or two dwellings occupying a site within an otherwise extensively developed frontage' can go ahead on suitable sites. The sites are not individually identified on the Inset Maps and many lie within the curtilages of private houses.

3.95 As these are more remote settlements with fewer local services and facilities, the Borough Council will need to carefully control the scale of development within them. Developments involving more than two dwellings will only be permitted in exceptional circumstances, where there are significant environmental benefits as a result of the development. Such cases may include the redevelopment of sites currently in other uses, resulting in an improvement to the character or amenity of the area, or alternatively involving the conversion of buildings of historic interest.
