Policy H33: New Residential/Nursing Homes

Planning permission for the development of new Residential and/or Nursing Homes will be permitted provided that:

1. The selected site is within the development boundary of a settlement where the appropriate support services are available and the development will not be unduly obtrusive or otherwise detrimental to local residential and/or visual amenity.

2. The site is large enough to provide a proper setting for the proposed development, adequate parking and circulation space, and landscaped open space commensurate with the scale and function of the building.

3. The scale and design of the building is in keeping with its surroundings.

4. A satisfactory highway access can be provided.

5. Satisfactory drainage can be provided.

6. They are sited outside areas likely to flood.

3.228 - Although Residential and Nursing Homes are used for different purposes, their implications for land-use planning are the same.

3.229 - In order to protect the visual amenity of rural areas, new buildings should not be located in open countryside. Similarly, for reasons of servicing - including medical services, staffing and the normal domestic and trade services - it is important that new Homes are located within or adjoining existing settlements, where the required services are either available already or are easily accessible.

3.230 - New developments will also require sufficient space to provide a proper landscaped setting and amenity areas, as well as a safe and satisfactory highway access and adequate space for car parking.
