Policy H34Conversion of Buildings to Residential/Nursing HomesThe conversion of existing buildings for use as Residential and/or Nursing Homes will be allowed provided that: 1. The building lies within or adjacent to the development boundary of a settlement, and 2. The building is of such a size and character that its continuing use for normal residential purposes may not be viable, and 3. The building is large enough to accommodate the proposed use (and accommodation for residential staff) without substantial extensions or otherwise changing its character, and 4. The change of use will not detrimentally affect the residential and/or visual amenities of the locality, and 5. Adequate car parking space can be provided within the curtilage without detriment to either local amenity or highway safety, and 6. A safe and proper access can be provided to the site, and 7. Satisfactory drainage can be provided, and 8. The proposal provides sufficient amenity space for the residents, and 9. They are sited outside areas likely to flood. 3.231 - There may be cases where existing residential buildings are now too large for conventional residential occupation by a family, and where a change of use to a residential/nursing home is the only or most preferable alternative. 3.232 - Any change of use should in no way be detrimental to the historic character of the building where applicable, or to local visual or residential amenity, nor prejudice highway safety. The house should be large enough to accommodate the proposed use without major extension. The curtilage of the house should be large enough to provide adequate space for car-parking and associated facilities. Policy H35: Extension To Existing Residential/Nursing Homes
