Conversion of Buildings for Employment Use

The conversion of buildings to employment use will be permitted provided that:

1. The building is of a appropriate scale and is in keeping with the character of the area and surrounding buildings and is structurally suitable for conversion to employment use without extensive rebuilding or extension.

2. The type and scale of the development is compatible with the character of its surroundings and causes no undue loss of amenity.

3. The premises have adequate highway access including sufficient car parking and manoeuvering space, and would not generate unacceptable levels of traffic on the surrounding road network and would be accessible to the envisaged workforce.

4. with the exception of farm shops, the primary use is not to provide a retail service to the general public.

5. development can be adequately served by foul and surface water drainage and will not give rise to an unacceptable risk of pollution.

5.34 - The re-use and adaptation of buildings, especially in rural areas, has an important role to play in meeting the demand for workspace conversion as a means of providing opportunities for employment development in environmentally sensitive areas where general industrial development can be inappropriate. Conversions will be more acceptable if they make good use of traditional buildings and respect local building styles and materials. Existing buildings which have a significant adverse visual effect on the landscape are not suitable under the provisions of this policy.
