Policy H18: Subdivision of Dwellings

The subdivision of large houses into two or more residential units will be allowed provided that :

  • 1. Any alterations do not require extensions which are out of scale with the existing house
  • 2. There is sufficient internal space for the provision of the proposed number of dwelling units
  • 3. There is adequate vehicular access to serve all dwellings
  • 4. There is sufficient land within or adjoining the curtilage of the dwelling to provide adequate car parking and amenity space for all units
  • 5. In the case of Listed Buildings, the proposals do not detract from the architectural or historic character of the building; should be reversible; and should not involve the loss of features and fittings of historic interest
  • 6. The subdivision does not adversely affect the established residential character of a street or area
  • 7. The proposal does not result in the creation of new dwelling units in the countryside.

3.140 - This policy allows for the subdivision of large houses into two or more units. The subdivision of more modest houses which have a secure and realistic future as single residences would not generally be encouraged.

3.141 - In line with PPG 7, which seeks to limit new housing development in the countryside, and PPG 13, which promotes reducing the need to travel, subdivision of houses to create additional units in the countryside will be resisted.
