Reporting a Repair

  • Your name, address and telephone number
  • The fault that needs fixing
  • How we can get into your home to fix it

Repairs

Emergency repairs - within 8 hours

  • When there is danger to health and safety or of serious damage to the property
  • No water - Burst pipes or burst tank
  • The only toilet does not flush and there is someone elderly or disabled in the house
  • Your home is dangerous for you or others
  • You have had a fire and your home needs to be made safe
  • you cannot get in and you are disabled, elderly or have young children

Emergency Repairs - Within 24 hours

  • Blocked drain or toilet, if you have only one
  • No heating in cold weather
  • No hot water
  • Damaged fire safety equipment

Urgent faults - within 7 days

  • Leaks and problems with bathroom fittings
  • Electrical faults that our not dangerous
  • Faulty heating or hot water supply
  • Damaged stairs and handrails
  • Communal lighting

Non-urgent - Within 6 weeks

Who fixes what?

The tenant is responsible for:

  • Lost keys, broken locks, and handles
  • Cleaning choked wastes and gullies
  • Light bulbs and electrical fuses
  • Tap washers, sink plugs, and buffers for WC seats
  • Broken/cracked glass, including safety glass and double glazed units
  • Hat and coat rails
  • Anything of yours that is broken
  • Anything you have damaged

You will have to pay for repairs if you, your family or visitors have caused damage, or the council fixes something that is your responsibility.

Rechargeable repairs

The Council does not bear the cost of all repairs to your property.

Where tenant's or visitors to their property, have caused damage (eg. broken window) or been negligent (eg. locked out of property) the Council will charge for the cost of works to rectify the problem.

Tenants should be advised that a repair is rechargeable when reporting.

The Contractor will ask you to sign a copy of a form which outlines the works carried out and the cost. An invoice will subsequently be raised for which you will be liable. It is possible to pay for recharged repairs by instalments.

You might be able to claim back the cost of rechargeable repair done through your personal Contents Insurance. It is up to you to check your policy details to see if you are covered for accidental damage.
